Additionally, our participation in SLCBP offers other tangible benefits to the home owners and homesite owners of The Bluffs which we will explain in the following paragraphs. Published 12 times a year by a subsidiary of Birmingham, Alabama-based Southern Progress Corporation, Southern Living celebrates the heart of Southern life.

The Bluffs of Weiss is one of 100 builder/developers chosen for the eighteenth year of the exclusive Southern Living builder program. Each year, Southern Living carefully selects members based on their reputation among local businesses and consumers; strength of presence in their respective markets; superior quality and attention to detail; innovative style; and other criteria. Builder/Developers also have access to the entire Southern Living House Plans Service collection, which includes an exclusive collection, created by respected architects and designers throughout the nation.

Benefits to Homeowners

Home site owners at The Bluffs are not required to choose a Southern Living plan or use any particular builder.  However, if they do select a Southern Living plan, The Bluffs relationship with Southern Living will entitle them to many benefits, including being able to buy the house plan at 50% of the scheduled price.

• Porches and overhangs designed to minimize summer sun on windows and doors
• House positioning to minimize summer and optimize winter solar impact
• 10.5 inch thick walls to allow for latest insulation techniques
• Use of reclaimed bricks and wood for floors and walls
• Use of stone from the property for fireplaces, portions of the house and exterior landscaping
• Use of Hardie’s Artisan product for portions of exterior walls (purpose is to minimize maintenance and improve insulation)
• Porous drives and parking areas to minimize water runoff ( using river rock gravel)
• Capture of rain water for irrigation and water feature
• Use of an open breezeway to separate portions of the house (we call it a “dogtrot”) to harvest cooling breezes off the lake
• Paint color and roof material and color schemes consistent with heating and cooling efficiency
